on the primary market
Buying
on the primary market means buying property off
plan from a catalogue. Good properties are sold
very quickly in a matter of weeks. Top properties
are gone in days and sometimes even in hours. This
speed in selling and buying is very unusual for
the European buyers, but it is common business practice
in Dubai.
In the past four years, reality has proved that
despite this atypical market behaviour, the quality
and the services granted on hand over, matched the
expectations of the buyers and the promises of the
developers. We are here to guide you through the
different projects’ locations, layouts, floor
plans, payment terms, and facilities.
Generally speaking, you have to pay a down payment
of 10% to 30% of the purchase price, in addition
to our agency fee. Future payments will be according
to the payment terms of each particular project.
When the project is completed, the last payment
varies usually from 10% to 30%. Financing for non
UAE residents is possible and can reach a maximum
of 70% of the purchase price.
Buying on resale / in the secondary market
By
resale we mean buying property from an individual
and not directly from the developer. We are here
to help you understand the dynamics of this new
and booming market, where the premiums you have
to pay on the secondary market keep on increasing
continuously. Projects “à la mode”
today in Dubai are Palm Jumeirah, Palm Jebel Ali,
and the area of Dubai Marina. Their majority is
sold out, but still very much in demand.
Residence Visa
When you are buying a property in Dubai, the government
is directly providing you with a visa of residence.
However, you will only get this visa upon completion
of the property you purchased, and it doesn’t
entitle you to a work permit. The residence visa
has to be renewed every three years as by the last
laws of the department of immigration.

You get your title of property upon completion,
handover, full payment and registration of your
property.
Why
is Dubai booming ?
The real estate market in Dubai is only 5 years
old. Through out this period the prices of the properties
increased and rents as well. Indeed, people from
around the world are interested in buying in certain
areas in Dubai. Many factors are behind this boom
and the growing interest in this market. Many individuals
are buying properties for vacation use, to benefit
from the sunny blue sky and crystalline beaches.
Some are buying to escape the long European cold
winter, and to enjoy spending their days in a nice
warm climate. Others are buying for investment purposes,
to rent out their property upon completion, or even

rent is massive. The arrival of new residents keeps
on growing exponentially, and parallel to that the
rent prices are increasing tremendously (more then
40% over the first 6 months of 2005), and provide
the investor with a very good and reliable source
of revenue.
The warm climate, the infrastructure, the wonderful
hotels and entertainment facilities, transform this
city in the middle of the desert, into a fascinating
cosmopolitan, high tech and luxurious hub. The variety
of the restaurants, shopping malls, the world class
golf courses, as well as the excellent and efficient
flight connections to every possible city on the
globe, puts Dubai on the world map.
Major international events and happenings are taking
place in Dubai. Indeed, the year begins with the
Shopping Festival and Dubai Marathon in January.
Then the ATP tennis tournament for ladies and men
follows in February. The Dubai Desert Classic golf
tournament and the highest prized horse race or
“Dubai World Cup” in March, etc….
Also, nearly every week you can attend a concert
for famous artists from around the world like Pavarotti,
Jose Carreras, Robbie Williams, Elton John, Shakira,
etc….. In addition you can go to exhibitions,
fairs (Global Village), and attend conferences.
Dubai is tax free, allows free repatriation of income
and capital, enjoys a very nice weather and still
has one of the lowest criminal rates in the world,
